Founded in 1995 and operating in Naperville, Crest Hill and Rockford, Ill., Our Children’s Homestead (OCH) is a leading provider of foster care and adoption services for the neediest children in the State of Illinois. The Agency provides opportunity and hope to foster children and orphans. OCH owned eight single family homes, all located on a cul-de-sac in Crest Hill, Illinois, in which they operated a program that was discontinued. SCGroup Real Estate was retained to sell the portfolio of homes. We worked with OCH to invest a limited amount of capital in the homes for maintenance and repairs, create a model home (fully improved) and develop a leasing strategy. Once all eight homes were leased, we aggressively marketed the portfolio to institutional investors as well as locally focused entrepreneurial investors. Less than five months after execution of this strategy the properties were sold.
